Baltimore Restaurant Week Supports The Journey Home, an organization who's goal is to end homelessness. In Baltimore City at any time there are at least 4000 homeless and of those over 500 are women and children.

The housing market began to improve in 2012 as confidence in homeownership improved. With more people buying, it poses the question, where are they buying? And where are they moving?

Penske Truck Rental released an annual list of top moving destinations within the U.S. To create this list, the company compiled information based on requests for one-way moves in 2012.

Atlanta has topped the list for each of the three years that Penske has compiled this ranking. The Dallas/Fort Worth area made the jump from fourth to second place. Four markets (Chicago, Houston, Denver and Seattle) retained their rankings from 2011.

“This list fits the general geographic shifts of the country’s population with our customers being drawn to the Southeast and Southwest regions,” states Don Mikes, Penske senior vice president of rental.

So where were people moving in 2012? See the top 10 destinations, below.

Most of us have a tradition of setting one or two (or more) new years resolutions, and hopefully at least some of us don’t let our goals fizzle out by mid February. If being organized isn’t one of your strong points, perhaps you should center your 2013 resolutions around making that a top or at least more of a priority.

"Organization is a process and a commitment that requires time and dedication," says Angela F. Wallace, CPO®, President of National Association of Professional Organizers (NAPO). "Productivity specialists and professional organizers are able to empower and guide clients with the tools and systems necessary for maintaining an organized lifestyle with less stress and greater productivity."
"Becoming more organized can reduce stress, save money, increase productivity and enhance the quality of your life," adds Wallace. For businesses wishing to implement a more organized and structured system, NAPO offers these tips:
  • Create a list of priorities for your business and determine what needs immediate action. A professional organizer or productivity specialist can review your priorities and recommend a plan for getting started, without interrupting your daily business workflow.
  • Practice better time management!
  • Evaluate your space. Does it feel productive and calm? Physically setting up better-functioning spaces can help employees reduce stress and feel motivated. My daughter recently moved out on her own so I turned her bedroom into an office for me and moved my desk out of the living room and into a room where I am less likely to have distractions.

Organizing does not end in the workplace. Families are busier than ever before, and being organized can help reduce stress which helps lead to better health and an overall feeling of wellbeing.
NAPO offers these tips for organizing yourself, your routine, and your family calendar:

  • Decide that you deserve it! Understand that you deserve to have more control over your time, your surroundings, and less stress due to feeling overwhelmed. Commit to adding structure and stability to your life.
  • Create one calendar for scheduling the activities of everyone in your household, and daily/weekly/monthly checklists for each member of your family. Display the lists and calendar in a central location of your home, like the refrigerator or mudroom. There is a great planning calendar geared to busy families available at Staples. There's plenty of space on each day for family commitments, appointments, soccer and football games, swim lessons and such.
  • Prioritize your organization wants and needs. What room or space needs immediate attention?
  • Set realistic goals for organizing. You can achieve your organizing and productivity goals by creating a plan and sticking with it over time.
One of my biggest organizational hurdles is making sure my filing gets done so I don't end up with files and piles of paper on every surface of my desk. Having somewhere to put all this stuff is a good start so I purchased a 2 drawer lateral file cabinet and a wheeled wire hanging file rack to hang files from. I have the drawers divided into work and personal and have started putting things away so that in 2013 I'll be better organized and hopefully less stressed.

City Lift Down Payment Assistance Program for Baltimore City Homebuyers

On January 2 the City of Baltimore and Wells Fargo unveiled the new City Lift Downpayment Assistance Program in the City of Baltimore.
City Lift Down Payment Assistance Program is a limited time program. It is designed to help aspiring homeowners pull together the necessary down payment monies to purchase a home. For a limited time, if eligible, homebuyers may be able to receive $15,000 for down payment assistance for the purchase of a primary owner-occupied residence in the City of Baltimore. The full $15,000 is forgivable after the purchaser has lived in the home for five years and if you sell before the end of five years then is forgiven at a rate of 20% per year.
Homebuyers must meet all the program requirements in order to be eligible for the down payment assistance and its ongoing benefits and these funds can be layered with other down payment assistance programs like the Vacant to Value program, Healthy Neighborhoods program, Live Near Your Work, Smart Keys for Employees and some others.
Homebuyers can purchase single family detached homes, 2-4 unit homes, condos and PUDS (planned urban development) but no manufactured homes and the property must be owner-occupied primary residence and the home must be in the City of Baltimore.
There are income limits and the City Lift down payment assistance program is available if you are approved for home financing and your household income is equal to or less than 120% of the Area Median Income adjusted for houshold size. Take a look at the table below.

This program will be unveiled and available on January 2, 2013. If you want to qualify you need to start the process now so you don't miss out on the limited time funds. $1,000,000 will be released on January 2, 2013 and once those funds are gone then you have to wait until April 5 and 6, 2013 before the remaining funds are released and you'll need to qualify again.
